The operations director of a logistics company was looking for a warehouse to lease. Before calling an agent, they asked Perplexity: "Which developers specialise in warehouses for lease in central regions?" The answer named three firms with their locations and specialisations. They contacted two. The developer who did not appear in the AI answer never had a chance at that conversation.

Commercial real estate is a sector where decisions are large, long-running and preceded by intensive market research. That is exactly the kind of buying process where AI search is increasingly the first step. And exactly the sector where most firms have no AI Visibility strategy at all.

How do commercial real estate buyers ask AI?

Note the pattern: the questions are highly specific - property type, location, specialisation. AI answers such questions when it has enough information about a firm in the right context. If your site only says "comprehensive development services" without specifying what and where, AI does not know when to recommend you.

What is distinctive about AI Visibility in real estate

Commercial real estate has several characteristics that shape AI Visibility strategy. First, decisions are local - questions usually contain a city or region, so local SEO and local mentions matter unusually much. Second, investors and tenants have very different needs, so the strategy has to address both segments clearly.   2. 2A portfolio describing every scheme - every completed project is a potential case study. Describe it: location, floor area, tenant type, delivery time, key features. That data is a citable fact for AI on questions about a specific property type or location.
  3. 3Expert content about the property market - market analyses, commentary on trends, guides for tenants and investors. An article answering "How do I choose a warehouse location with motorway access?" builds expert authority and gets cited against similar AI queries.
  4. 4Presence in trade media - property and business publications. Mentions there are a strong signal for AI, because that is where decision-makers look for sector information.
  5. 5Reviews and references from tenants and investors - formal references from corporate clients, published on the site or in trade media, are an unusually strong credibility signal. Describe them in detail: a client in sector X, floor area, location, lease term.

Residential versus commercial developers - different strategies

Residential developers face slightly different AI Visibility dynamics from commercial ones. Individual buyers looking for a home use AI less often to choose a developer, though that is changing, but they frequently ask AI about locations, prices and the legal aspects of a purchase. The strategy: educational content for buyers - how to choose a developer, what to look for in a purchase contract - builds authority and is cited on informational queries.

Commercial developers deal with clients who are inherently more inclined to use AI during due diligence - people with a business background, managers and investors. For that group, questions to AI are part of market research. Visibility in AI is markedly more critical here.

How to measure AI Visibility in real estate

The test question set should cover: geographic specialisation questions for your key markets, property-type questions (warehousing, offices, retail, mixed-use), questions about specific tenant or investor problems, and comparison questions such as "the best logistics developers". Test in ChatGPT, Perplexity and Google AI monthly. Compare against two or three direct competitors in the same locations.

An additional indicator: track where new enquiries come from. Asking "how did you hear about us?" systematically on every new enquiry will reveal whether and how quickly AI is becoming a real lead channel in your category.
